Goose Creek Ranch - one of the most recognizable ranches in the Northwest Colorado's Elk River Valley - consists of 35 productive acres with Elk River frontage and two stream-fed ponds. The ranch has been immaculately maintained with periodic updates to the historic buildings. At one time a B&B, property has a traditional farmhouse with 3 bedroom suites on the main level plus two bedrooms, a full bath and a sitting area upstairs. The house is situated in a park-like setting with tall shade trees, a small brook and beautiful landscaping. A tastefully finished rec building with high ceilings features 1.5 bathrooms and additional laundry. The quaint studio guest cabin has long views across the valley to Pilot's Knob. The historic 100-year-old barn with wide plank wood floors and a huge hay loft, is fully functional with stalls and a tack room. The dairy barn, also in excellent condition, provides shelter for livestock. The pastures are irrigated with water rights and, like the buildings, are in pristine condition.
Fishing along approximately 1,200 feet of the Elk River is prized. Stairs lead down to the confluence of Goose Creek with the Elk River for easy access. Hunting, riding and hiking is nearby in the Routt National Forest; this part of the forest is roadless and provides access to over a million acres of beautiful alpine land.
The ranch typically produces between 20 and 45 tons of native grass hay. A neighboring rancher harvests the hay and income is approximately $1,500 annually. Hay sales in good years will exceed $2,000. Water rights irrigate the meadows and sub-irrigate the pastures.
