The house is located on a peaceful cul-de-sac, ensuring there's no through traffic. The lush greenery and live water in the area make it a sanctuary for native wildlife such as moose, deer, and bears that roam the property and banks of the creek. From the deck, you can enjoy watching the trout as they swim in the shade of the creek's boulders. The spacious 3,800 s.f. custom-built house boasts a blend of modern, Scandinavian, and French farmhouse styles that exude warmth, comfort, and elegance. The decks are strategically situated to maximize the breathtaking views of the creek and surrounding woodland. With easy access to the ski mountain and downtown, this property is a rare find in a market with limited inventory. It's the perfect retreat for those seeking a unique and tranquil living experience.

Location

The home is located in one of Steamboat Springs’ most private neighborhoods. Meadowbrook Circle has one point of entry/exit and the home is near the middle of the circle, further minimizing the traffic. The specific location of the home is one of the best within an already quiet neighborhood and it has more footage overlooking the creek than any home in the area. The lot is bordered by open space along Fish Creek and the 15th fairway of the Rollingstone Golf Course is across the creek, visible through the pines. The home is located between downtown and the ski area; both are just a few minutes away. The Yampa Valley Regional Airport is 20 miles west of Steamboat Springs. Over a million acres of National Forest land is within a 2-mile drive and miles of public fishing is available nearby on the Yampa and Elk Rivers.

Improvements

The home was remodeled inside and out in 2018.  The owners were deliberate in maximizing the home’s efficiency and minimizing any ongoing maintenance requirements. Attractive features like white board and batten siding, black door and window casings, natural stone, and tin roof awnings complement the home’s traditional architecture.

Inside, classic materials like hardwood, natural stone, iron, and tile are warm and welcoming. The open floor plan flows easily between rooms punctuated by warm, inviting spaces. The kitchen is open to the great room with beautiful quartzite counters and bar. Perfect for entertaining, the kitchen also features a countertop gas range, bottom freezer refrigerator, two Thermador ovens, and a separate pantry.

The main-level master bedroom has French doors that open to the deck and take full advantage of the sounds of the creek and rustling leaves. The suite includes a custom closet and bathroom with double vanity and steam shower. Two upstairs bedrooms, connected by a large bathroom, have spacious closets and new carpeting. An additional bedroom and full bathroom plus a den area and playroom are also located on the upper level.

Judiciously placed wallpapered accent walls add a stylish splash of color to the simple, elegant, and clean design. Multiple French doors and sliders lead to the deck that overlooks a wide bend in the creek below. Large windows frame a constantly changing slideshow of nature at its best: the dark green spruce trees mixed with the distinct white bark and black scars of the aspens are stunning in every season and the parade of moose, deer, bear, fox, and birds native to Colorado is always on display.

Radiant floors provide comfort in all seasons and an alarm system sends temperature, water, and security alerts. From the timeless materials to the intimate spaces within the impressive open area to the semi-cantilevered outdoor deck, the owners didn’t miss a single detail to live easily and enjoy nature with in-town convenience.

Following are some of the major improvements completed in 2018:

  • Roof, siding, and gutters
  • Stonework – interior and exterior
  • High-quality French doors and windows
  • Fireplace inserts in the great room and living room
  • Tongue and groove ceilings with barn wood box beams
  • Fedewa kitchen cabinets and bathroom vanities with soft close fittings
  • Hardwood floors and carpeting
  • Quartzite or granite counters throughout
  • Speakers in the living room and back deck
  • Electrical hookup for whole-house generator
  • Additional Insulation and foamed rim joists under the house

The house is supplied by all utilities: natural gas, electric, water, and sewer plus year-round public road maintenance.

Recreational Amenities

The Steamboat Ski Area rises beyond the trees as you pull into the neighborhood. Only a mile from the house, the ski mountain is a short drive away for fun year-round activities. Soon to be the 2nd largest ski area in Colorado, a $200 million expansion is well underway with a new ice rink, additional terrain, several restaurants, and a state-of-the-art gondola. Fish Creek Falls trailhead is a 2-mile drive. Public fishing on the Yampa River in downtown Steamboat is a great place to cast a line and several other fishing spots are within 5 miles of town. A bike and walking path stretches from one end of town to the other paralleling the Yampa River almost the entire way. Since about half of the county is public land – accessible within 2 miles of the house – a lifetime of exploring comes with living in Steamboat.

Region

The home overlooks the area’s largest tributary to the Yampa River. Just upstream is a glaciated hanging valley that gives way to the iconic Fish Creek Falls. At 283 feet, it’s the state’s second-largest waterfall. The Fish Creek drainage, covering 28 square miles of high mountain terrain, is one of the highest producers of water in Colorado. Because most of the runoff flowing into the creek system originates on federally owned land, the water is clear and natural.  Spring runoff is fast, furious and wildly scenic. Summer and fall flows produce wonderful creek sounds that waft through the open windows of the home. The creek is generally iced-over in the winter with pockets of faster-flowing water that refuse to let the snow and ice settle.

The home is located in the resort town of Steamboat Springs. The area is known for its scenic beauty, laid-back vibe, respect for the outdoors, agricultural roots, and skiing. The Yampa Valley Regional Airport is less than a half-hour drive from the house; its 10,000 ft. runway serves both private and commercial aircraft. During the ski season, direct flights are available from 14 major cities all over the country.  Steamboat Springs, with a population of about 12,000 is a friendly resort community that features many amenities found in larger towns. The UC Health Center is an award-winning, full-service acute care hospital.  Steamboat has excellent public schools plus an outstanding k-12 private school. Colorado Mountain College, an established community college, offers a variety of programs for associate’s and bachelor’s degrees plus many local-interest classes.
